What charges can a landlord legally include in rent?
Under Indian tenancy laws, landlords can typically charge: base rent, society maintenance charges (passed through), electricity consumption at actual meter cost, water charges, and any other charges explicitly agreed to in the rental agreement. Arbitrary charges not mentioned in the agreement can be contested.

How is electricity charged in rental properties?
Landlords typically charge electricity at the DISCOMs (electricity board) rate for the units consumed. The formula is:
e.g. 120 units × ₹8.00 = ₹960
Landlords cannot charge more than the official DISCOM rate unless a different rate is agreed upon in writing.
Is late payment penalty legal in India?
Yes — late payment penalties are enforceable if they are explicitly mentioned in the rental agreement with a clear rate (e.g. ₹50 per day after the 5th of each month). Courts generally uphold reasonable penalty clauses. Excessive penalties may be reduced by a court as per Section 74 of the Indian Contract Act, 1872.
Should I get a receipt for rent paid?
Yes. Always get an itemised rent receipt for every payment. This is important for HRA (House Rent Allowance) tax exemption claims under Section 10(13A) of the Income Tax Act — receipts above ₹1 lakh per year require the landlord's PAN.
